2 plungers and a plumber

Today I had to do something that I've never done before...call a plumber and completely handle the situation on my own. Although I did call WS 3 times to get advice. It's a good thing that he can take calls at work now. I love it! At his last job he was always too busy to take my calls. Now, he answers the phone and can talk to me in a leisurely manner. I love it!

Today was our first day of heavy packing at home. So, I was really trying to focus on that, but I had another situation arise. This morning I noticed that the guest bathroom toilet level was really low, but I didn't really think anything of it. However, when E used the bathroom this morning, it became really backed up! Nothing would go down. I tried plunging it with our plunger. I've plunged many times before and have always been successful. This time, it did absolutely NOTHING! I kept trying to plunge it and the water was not going anywhere. I tried flushing it again and it almost overflowed. It was a pretty gross situation. I even went out to the hardware store to buy a new plunger, I thought that a new one would do the trick. The new one did nothing as well. I could definitely feel it pushing the water down, but it just didn't go anywhere. Finally I realized that I would have to call a plumber and deal with the situation on my own.

I tried calling the plumber that WS has always used, but there was no answer. I decided to take things into my own hands. I looked on yelp.com and found a really highly rated plumber in our area. He came over in about 30 mins. Our problem was solved in about 45 minutes total. He really had to snake it for quite a while to fix the problem. I don't think that I could have done anything more with my plungers. I always thought that plungers could fix all toilet problems. I was wrong.

Lesson learned from this..."flushable" toddler wipes are not really flushable. Although it could take awhile for them to cause a problem, they eventually will. It's too bad. I really like the idea of being able to flush a wipe, but I don't want this to happen again.

We did manage to pack a few boxes while this fiasco was happening. We have so much stuff! I don't know how people with regular sized houses move! This is such a large task and we have a relatively small place. Not much fun. But, there are only about 10 days left until we see WS again!

My new chores

Since WS has been gone for just over 2 weeks I've had to learn to do some of the things that he usually does. Here is a list:
1. Take out the trash. I never, ever do this chore usually. It's always been something that WS does. Well, now I'm the trash lady. It's not that hard really. I just have to take it down to the trash chute.

2. Do the dishes. WS usually does all of the dishes because I usually do the cooking.

3. Grocery shopping at the regular market. Usually I am the one who does the shopping every week at Whole Foods and WS would be the one to go to the regular market. However, I have to go to both stores now. I actually have only been to the regular market once since WS has been gone. It's just been easier to shop at Whole Foods for everything since I'm used to going there anyway.

4. Doing E's nighttime routine every night. We usually take turns, but now it's just me to read to her, sing, and do prayers every night.

5. Tea in the morning. WS and I drink tea in the mornings. He's the one who boils the water and gets it ready. Sometimes I forget to put on the water until it's almost time for me to leave for work. I guess that it won't matter now because I'm done with work!

6. Handling the hand truck. I have been using our really large, heavy hand truck to move my classroom boxes into the house.

Not too bad. I'm handling it, but it's definitely much harder to do it alone. Luckily E has been really good about everything. She's probably bored with me being the story lady at night. Only 2 more weeks to go!

Countdown 18 days

Not too much has progressed with our escrow situation. We are going to credit our buyer some money toward her closing costs because of the chimney flue situation. We had 2 separate estimates given to us about how much it would actually cost to fix the flue and the amount is astronomical. So, we feel like giving her a credit (much less than the actual cost) is the best thing to do right now. The buyer has agreed to this and was willing to sign off on that part. Now we are just waiting for the bank to approve the loan. This is basically where we were when our last escrow fell through. Well, we actually gave them an extension with the bank approval. We're not at that point and hopefully we won't have to be. It's just the waiting game.

E and I went to my classroom today to begin packing up my stuff. There's lots of stuff. I'm leaving a lot of it because there is just such a large quantity! I can't believe it. I'm only taking the things that I have used with my students in the last 3 years. There are some things that I have from the beginning of my teaching career that I really don't use at all. E was such a big help! She's pretty amazing.

School's Out!

E and I both had our last days of school yesterday. I have been working at my school for over 9 years and I was expecting it to be pretty emotional. It really wasn't too bad. I did get a little teary eyed when I was saying good-bye to some of the parents and students that I have known for a while, but overall, I was okay with the whole thing. My boss asked me awhile ago if I wanted a goodbye party or a big send off. That is not my style and I told her that I wouldn't feel comfortable with that. The parents in my class got together and published a beautiful book for me. I really can't describe it to do it justice, but it's an actual book filled with letters and photos of my students. Also, the school gave me a gift card and we went out to lunch as a faculty. It was very low key and that's what I feel comfortable with.

However, I'm not completely finished with work yet because I will be there all next week packing my classroom into boxes. I have accumulated a lot of stuff! So, I'll really have to sort through it and decide what is worthwhile to move with our household stuff to Colorado. It will probably just go into storage with our other stuff once it's moved.

E wasn't emotional at all about her last day of school. I don't think that she understands that she won't see her teacher and classmates again. It was definitely harder for me to say goodbye to her teacher and the director than for her. Her school has been such an amazing place for her. She has been there since she was 2. That's the youngest age that they allow. She began on the day after turning 2. She was just so little. We have so many memories of her at her school - Halloween parades, performances, playdates, her first friends... The school is just a great place! She has learned so much from her teachers. I hope that we are able to find a similar preschool in Colorado.

Moth update: WS is still battling moths every evening. He sprayed pesticide in the door jambs of his car, so he doesn't have a problem with that anymore. They are still getting into the house. He's claiming that there are about 60 or so in the house at night. The soapy water is capturing about 30 or so. He is going to look for some remedies this weekend. We have heard that dried lavender is a natural moth repellent. All of the people that we have talked to about this have told us that moths are seasonal and there's nothing that you can really do about them. WS' sister told him that they should be diminished by July. Just in time for me to get there!

Moth Madness

Well WS and I are both having a little bit of rough going these last couple of days. WS is trying to get settled into the new rental house, but there have been a few kinks to work out. The gate house is pretty old. The hot water in his morning showers has been pretty sparse. He's managing, but he thinks that he needs to work on the hot water heater. He also had an ordeal with his first shower because the old fashioned bath tub required two shower curtains. He only had one on there. The biggest problem that he's having to face is a moth infestation. Every night when he has come home there have been at least a dozen in the house. He has tried my mom's trick of the soapy water left out under the lamp overnight. It's worked somewhat. This morning when he tried to get into his car to leave for work he found about 200 moths in the door jambs of his car! I know this sounds like an exaggeration, but WS is not one to embellish. He said that it took him 20 minutes of scooping them out of the car! I'm so glad that I haven't had to endure the moth situation. I am not a fan of bugs in general. I'm not sure what WS' next move is. I think that maybe he's going to try to talk to the owners and see what they can do. Does extermination work on moths? I've heard that mothballs are really dangerous to use. They are very bad for children, but can even cause issues in adults. We definitely don't want to go that route. Hopefully WS will get this situation under control before E and I move in!

I have been dealing with our escrow. First of all, the real estate market has changed so much just in the past 2 months. We had the big group of showings during our first weekend back on the market, but for the last few weeks there has been hardly any interest. I know that we're in a contract, but it's always nice to have other interested buyers. In fact, our agent has kept our listing as active (she just updated it to pending today) and there have not been any calls at all in the last few days. She also had another deal fall out of escrow today (not our place!). She said that it was another bank situation. I think that banks are being a little too crazy right now. That's not helping the slow down.

Our buyer's inspection was today. It did not go as well as the previous one from our last escrow. Apparently, the inspection company that the buyer used is known to "kill deals" as our agent put it. Although I haven't seen their report yet, our agent told me that our dishwasher is backed up, our outlet wiring is backwards, and our chimney is faulty (in addition to other minor faults). There was actually a separate chimney inspection that reported that. The inspector claims that our chimney is too close in proximity to the chimney in the next unit. There's not really much that we can do about that. My concern is that the buyer will either want to back out or that she'll want us to do some repair work or credit her for repairs. I'm frustrated because our last inspection went so well. Although there were a few minor things, there was really nothing major reported. The buyer has until Sunday to respond and to sign.

I'm trying not to worry about things that could potentially happen. I could play the "what if..." game all night long. It's really hard for me to not do that. I'm trying to just focus on what I know for sure, but I tend to have a very worrisome personality. I'm just really fearful that this deal is going to fall through like the last one. Still trying to think positively.

26 More Days

We have almost survived our first weekend without WS. We've talked to him everyday and it hasn't been too bad yet. It was more difficult on Thursday and Friday because I didn't have any help with getting E to school and the morning madness. This weekend has actually been pretty busy with errands and working around the house. E has been such a good sport about everything! Next week will be tough because it is my last week of school and that's always a busy time for me. Also, E is coming down with a cold and I really can't miss work next week. Usually WS could take time off to stay with her. Hopefully, her cold is just a minor one. I'm also a little sad that we won't be seeing WS on Father's Day, which is next Sunday.

Surprisingly, one of the most difficult things has been not having TV. We decided to stop our satellite service when WS left to save money. I thought I really didn't watch TV and E is okay to watch videos. She has plenty. I thought that I'd be fine with it, but it has been difficult. I miss catching up on the news and I feel a little bit out of touch with everything. I have found a few ways to watch TV on the Internet that have been helpful. The website hulu shows a lot of TV shows and I have been able to watch the local news. I really wanted to watch the England vs US World Cup match yesterday, so I watched it on a Spanish language website. I didn't really understand the announcers, but at least I got to see the match.

WS got moved into our new place in CO yesterday. He had a lot of help from his parents, stepbrother, and a friend. He didn't move any of our furniture with him. We had initially planned to rent furniture, but one of his friends had a lot of furniture in storage. He let WS borrow everything! I haven't seen it yet, but WS says that it's really nice stuff and he feels that he is pretty well set up in his new place. He goes to orientation at his new job tomorrow! He won't officially start in his new position until Wednesday. He was telling me that the weather in Denver has been less than great since he's come into town on Friday evening. He has seen a lot of rain and some major hail. I do remember it hailing pretty often when I lived there before.

Our escrow seems to be moving along in a normal way so far. It's hard to tell in the early stages if it will all work out. The inspection is set for Wednesday afternoon. Our last inspection went well, so this one will probably be the same.

On a side note...I am using our initials on this blog for privacy purposes. Since I'm revealing a lot of personal information, I feel more comfortable not posting our actual names. After all, anyone on the Internet can read this blog!

Record Breaking

Well, it's official...we are in another contract with another buyer. It's actually the same buyer who made the low offer last week. We had a lot of negotiations with her before she finally signed into a contract. We actually had 5 counter offers between the two of us. Our agent said that she can't even remember the last time she had 5 counter offers! I guess that makes us pretty special.

Our final selling price is about $7,000 less than our listing price. However, I feel that this is the right thing to do right now. The last 2 weeks of being back on the market have been rough. We have had a lot of showings, but no other offers. I think that there are a lot of people who are out there just looking. People wanted to buy when our home was listed the first time because of the new buyer credit. However, in order to take advantage of that, you have to have signed a contract by April 30th.

So, if things go well we will be closing escrow on July 9th. I am definitely more skeptical about things this time around. I've been told not to celebrate until the check is in the bank. I will take that advice to heart. I do not want to go through another emotional roller coaster again.

WS is leaving LA for CO tomorrow. He won't make it into town until Friday, but he is leaving tomorrow morning. He'll stop in Richfield, UT for the night. His car is packed up to the very top. I know that he'll be fine, but I'm sure that I'll worry about him. I'll feel better when he's pulled into Denver on Friday. His departure also means that I'm going to begin my month of being a "single parent" tomorrow. It's going to be tough, but I know we'll manage. It will all be worth it in the end.

Lots and lots of showings

We are still in "negotiations" with our potential buyer. She responded to our counter offer with a counter offer of her own. We expected that. She has come up quite a bit from her initial offer, but it's still lower than what we want to sell for. So...we'll be giving her a counter offer. We haven't quite decided on the price of our counter yet. There's a fine line that we have to walk right now. We don't want to give our place away, especially since it's only been back on the market for about 10 days. That really isn't very long. BUT we also don't want to lose a potential contract. So we have to be really careful with our next counter offer.

However, we have had a tremendous amount of showings in the last few days. We had 5 showings just today! That's a lot. Our agent is having a second open house tomorrow. The open house last weekend was not an advertised open house because it had just gone back on the market. So, I'm anticipating a lot of people coming. She had quite a few last weekend.

On a side note, this is WS' last weekend in CA. He's moving on Thursday! It's definitely going to be tough to be without him for several weeks. We've decided that even if we're not in escrow and set to close by early July, E and I are still going to go out to CO at that time. We're going to have two payments anyway. We might as well be together as a family. If we're still on the market at that time (which I seriously doubt, but you never know), then our place will just be shown empty. When WS and I were in CO last weekend we saw a lot of empty places. They showed just as well as furnished homes. In fact, some of the empty places showed better. Some people have a lot of clutter that really makes it hard to imagine living in the place.

Maybe...

We had a bit of good news today. We have received another offer on our condo. I wish that I was more excited about this new development, but the offer was low. Although we are pretty desperate to sell our place, we aren't desperate enough to take an offer that's ridiculously low. This offer is close to that. However, we did make a counter offer and it could turn out well. Additionally, we have had a lot of traffic coming into the unit. The condo has been back on the market for about a week and I feel that if we decided to hold out for another offer we would have another one within a week. WS and I decided when we first listed our condo that we would not be greedy when it comes to the price that we will sell our condo for. That's one of the reasons that we listed it at what I consider to be a really good price. Being less than enthusiastic about the most current offer could be viewed as being greedy, but it's about getting the price that our place is worth.

So we should know by tomorrow what the potential buyers have decided to do about our counter-offer. I anticipate a counter-offer from them. Who knows what that will be? It would sure be great to be in a contract by the weekend! Then we would be just closing escrow in the first week of July. We are a little bit wary of entering into escrow again. We have already had our agent check into the potential buyer's job situation. Our previous buyers did not have a steady income. We have been reassured that this potential buyer has a steady income at a job in the health care industry that she has held for 25 years. We are very hopeful that things could progress positively, but we'll wait and see what happens.

A bit of good luck

Our escrow situation was a huge setback. It really was unexpected and we have been trying to recover from it. We have tried to get back on track with our condo being back on the market, but it still upsets me. Our recent trip to Colorado was a trip of many tasks. One of the main tasks was to find a place for WS to live. He'll be moving to Colorado in 10 days. We decided that we needed a short term rental. We need a place that's not too expensive. Since we will have to continue to pay our mortgage until we sell our condo, we really need something affordable. We also need to make sure that we aren't locked into a lease. I don't know when we'll buy a place, but we definitely do not want a lease longer than 3 months. This posed a problem to us when we arrived in Denver. We stopped by the Stapleton area to look at apartments. They do not offer short term leases.

While we were in Denver, WS' sister called. She lives in Centennial and knows that we are interested in a short term rental in her area of town. Her husband is the Head of School at an exceptional private school with a great reputation in Denver. A family at his school has a guest house on their property that they offered to let us rent on a month to month basis. I was really sort of unsure of what the guest house would look like, We decided to look at it because basically we had no other options. I have seen other guest houses and most of them are pretty small. I was expecting a smallish house with a kitchenette.

Let me preface this by saying that the location of this family's home is an extremely desirable area called Greenwood Village. Across the main road is Cherry Hills (another prestigious area). We could never, ever afford to live in this location under normal circumstances. It would be like living in Bel Air. The guest house that we will be renting is actually referred to as a gate house. It is really pretty big. It's a 2 level home with three bedrooms (one of them would really be best suited as an office). It has a full kitchen, laundry room, large master with a fireplace, a nice patio, and it's own very, very large yard. The owners of the main house have tennis courts and a pool. They have let us know that we may use the pool and tennis courts (as long as they aren't using them) whenever we would like.

We can't believe that we are lucky enough to have found a pretty large place on a great location. The rent is also really reasonable. It's really a pretty ideal place. Also, Greenwood Village is the next town over from Centennial. That is the area where we would like to end up living. Now we'll be able to experience the neighborhood before we buy a place. A little bit of luck during a hard time.
